READY-MADE OFFICE SPACE CAPTURES NEW TENANT FOR THE BAY
Off-the-shelf, pre-packaged office accommodation at Cardiff Bay has proved the right solution for leading architects, interior and landscape designers Austin-Smith Lord who has been able to set up office instantly in the former Grosvenor Waterside offices at Emperor House, Scott Harbour.
Austin-Smith Lord has taken the 2,300 sq ft (213 sq m) ground-floor suite on a short-term lease for nine months while its new offices are being built.
The space, having been equipped by landlords Associated British Ports (ABP) with all the necessary office and communications infrastructure including telephone lines, computer cabling and separate cellular offices, has meant that the practice could close their city office on Friday and begin business, in Emperor House, on Monday morning. With the added benefit of paying an inclusive monthly fee for electricity, service charge, rates and rent, the equivalent of an annual rate of £30 per square foot, the off-the-shelf package was ideal for Austin Smith Lord, as the firm’s Partners explain:
